Chimney Waterproofing: what to know

Even a chimney with a sound crown, good flashing and tight joints takes on water. Brick is porous, mortar more so, and a driving rain on the weather side of a chimney can soak several inches into the wall. In summer that water evaporates. In winter it freezes, expands and starts the slow process of spalling brick faces and pushing mortar out of joints.

Waterproofing slows that process down considerably. Asset Roofing & Chimney applies breathable, vapor-permeable masonry water repellents formulated for chimneys. Unlike paint or film-forming sealers, these penetrate the surface and repel liquid water while letting water vapor pass out, so the chimney does not trap moisture inside the wall. The treatment is invisible when dry and does not change the look of the brick.

Waterproofing is a preventive step, not a fix for a chimney that is already leaking. It belongs after repairs, when the crown, cap, flashing and joints are in good order, as a way to protect that work. It is particularly worthwhile for chimneys on exposed sites, older soft brick, and chimneys that have shown efflorescence or early spalling.

What chimney waterproofing from Asset includes

  • Inspection to confirm the chimney is ready for waterproofing and does not need repair first
  • Cleaning of efflorescence, soot and loose material from the masonry
  • Minor repointing or crack sealing before application if needed
  • Application of a breathable, vapor-permeable water repellent to all exposed masonry
  • Treatment of the crown where a crown sealer is appropriate
  • Protection of roofing, siding and landscaping during application
  • Guidance on when reapplication will be due

Common Problems

Signs you may need chimney waterproofing

Efflorescence on the brick

White, powdery deposits are salts carried to the surface by water moving through the masonry. They are a visible record of how much moisture the chimney is absorbing. Once the source of excess water is addressed, waterproofing reduces the absorption that drives it.

Early spalling

A few bricks starting to flake or pit are the first casualties of freeze-thaw. Replacing them and then waterproofing the chimney slows down the loss of the neighbors. Waiting until spalling is widespread turns a preventive job into a rebuild.

Damp chimney breast with no obvious leak

When the interior wall around the fireplace feels cool and damp, or paint fails there, but the crown and flashing check out, the brick itself is likely saturating and wicking moisture inward. Reducing absorption from the outside is the remedy.

Exposed or weather-side chimneys

A chimney on the side of the house that faces prevailing storms, or one that rises well above the roof with no shelter, takes far more water than one tucked against a gable. These are the chimneys that benefit most from a repellent treatment.

Recently repointed or rebuilt chimney

New mortar and brick are an investment worth protecting. Once the work has cured, a breathable repellent keeps the new joints from absorbing water and extends the life of the repair. We often recommend it as the final step.

Our Process

How chimney waterproofing works with Asset

  1. 01

    Confirm the chimney is sound

Waterproofing over open joints or a cracked crown seals in problems rather than solving them. We check the whole chimney first and complete any needed repairs before treatment.

  2. 02

    Prepare the surface

The masonry is cleaned of efflorescence and debris so the repellent can penetrate. Surrounding roofing and surfaces are masked or protected.

  3. 03

    Apply the repellent

The product is applied in a flood coat on a dry day, allowing it to soak into the brick and mortar. A second coat follows where the manufacturer specifies.

FAQ

Chimney Waterproofing questions, answered

What is the difference between waterproofing and sealing a chimney?

The words get used loosely. What matters is whether the product breathes. Film-forming sealers and paints block water in both directions and trap moisture inside the masonry, which makes freeze-thaw damage worse. Breathable repellents soak in, repel liquid water and still let vapor escape. We only use breathable products on chimneys.

Will waterproofing stop my chimney leak?

Not if the leak is coming from the crown, flashing or an open flue, which is where most chimney leaks start. Waterproofing addresses water absorbed through the brick and mortar themselves. If your chimney is actively leaking, we diagnose and repair the source first, then waterproof as the last step to protect the repair.

How long does chimney waterproofing last?

Penetrating repellents typically protect for a number of years before they need reapplication; the exact interval depends on the product, how exposed the chimney is and how porous the brick is. We tell you what to expect for your chimney and what to watch for as the treatment wears, such as the brick darkening in rain again.

Does it change the appearance of the brick?

A properly applied breathable repellent is clear and dries without gloss or color change. Some products slightly deepen the color while wet, then return to normal. If your brick is painted or has been previously coated with a film-forming sealer, we discuss that before applying anything.

What drives the cost of waterproofing?

Chimney size and height, how much surface area is exposed above the roof, the preparation required, and whether any repairs need to be done first. For a chimney that is already in good shape it is one of the more modest services we offer. The estimate is free and includes any prep work we recommend.
