Shingle Roof Replacement: what to know

An asphalt shingle roof in North New Jersey generally lasts somewhere between two and three decades, depending on the product, how well the attic is ventilated, and how many hard winters it has absorbed. When yours gets there, the signs are consistent: granules collecting in the gutters, shingles curling at the corners, dark streaks spreading across slopes, and repairs that hold for a season and then fail somewhere new.

Asset Roofing & Chimney specializes in asphalt shingle roofing for homes and commercial buildings throughout North New Jersey. We strip the roof to the deck rather than layering over old shingles, because a layover hides rotted plywood, traps heat, and shortens the life of the new roof. From a clean deck we rebuild the system in order: plywood repairs, ice-and-water barrier, synthetic underlayment, drip edge, flashing, shingles, and ridge ventilation.

You will have decisions to make: architectural versus three-tab shingles, color, ventilation upgrades, and whether to add skylights or replace the chimney flashing while the roof is open. We walk you through each one with the trade-offs explained plainly. Call (201) 727-3113 or request a free estimate and we will measure the roof and put a written scope in your hands.

Common Problems

Signs you may need shingle roof replacement

Curling and Cupping Shingles

Shingle corners that turn up or centers that dish are a sign the asphalt has dried out and the mat is shrinking. Curled shingles no longer seal to each other, which means wind gets under them and water gets past them.

Granules in the Gutters

A few granules after installation are normal. A steady layer of them in the gutters year after year means the protective surface is wearing off across the whole roof, and the asphalt beneath is now taking direct sun.

Cracking Across Entire Slopes

Isolated cracks are repairable. Cracking you can see on every slope from the ground is age, and it will keep spreading. Each crack is a small leak waiting for the right storm.

Daylight or Staining in the Attic

Look up from the attic on a bright day. Pinpoints of light, dark water trails on the sheathing, or rusty nail tips mean water is already getting through in more places than you knew about.

Two or More Existing Layers

If your roof already has a second layer, there is nowhere left to go but a full tear-off. Multiple layers also mean the decking has not been seen in decades, and it is often in worse shape than anyone expects.

Shingles Simply Reaching Their Age

A roof installed when the house last changed hands may be older than it looks. If the paperwork says the shingles are approaching their expected lifespan and the signs above are present, planning the replacement now beats reacting to a failure in February.

Our Process

How shingle roof replacement works with Asset

  1. 01

    Measure and Inspect

We measure every plane, check the attic for ventilation and moisture, count existing layers, and probe the decking so the scope is based on your roof, not an average one.

  2. 02

    Choose Your System

Shingle style, color, ventilation, and extras like skylights or new chimney flashing are decided with you and written into the estimate so nothing is left to assumption.

  3. 03

    Tear-Off and Installation

The old roof comes off, decking is repaired, and the new system goes on in sequence. We protect siding, landscaping, and walkways while the crew works.

  4. 04

    Final Walkthrough

We inspect the finished roof, review it with you, show photos of the decking and underlayment stages, and leave the property clean.

Honest Guidance

Repair or Replace?

A repair is still the right call when

  • Damage is from a single event and the rest of the roof is sound
  • The shingles are still pliable when lifted
  • Only caps, flashing, or a small area are affected

FAQ

Shingle Roof Replacement questions, answered

Architectural or three-tab shingles: which should I choose?

Architectural (dimensional) shingles are thicker, carry higher wind ratings, hide roof imperfections better, and are what most North Jersey homes use today. Three-tab shingles are flatter, lighter, and lower in cost, which can make sense on a rental or a roof you plan to replace again soon. For a home you intend to keep, architectural is usually the better long-term value.

How long does a shingle roof replacement take?

Most single-family homes are completed in one to three days. Larger or steeper roofs, multiple layers to remove, extensive decking repair, and added skylights extend the schedule. Weather is the main variable; we do not open a roof when rain is forecast. You get a realistic timeline before work begins and updates if conditions change.

What affects the cost of a new shingle roof?

Roof area, pitch, and height set the baseline. From there, the number of layers being removed, how much plywood needs replacing, the shingle grade you choose, the complexity of valleys, dormers, and chimneys, ventilation upgrades, and extras like skylights all move the number. We provide a free, itemized estimate so you can see each component.

Do I need to be home during the installation?

Not necessarily, but plan for it. Tear-off is loud, vibrations can knock pictures off walls and shake dust from attic spaces, and vehicles should be moved away from the house. Cover items stored in the attic. If you work from home, a day elsewhere is worth considering.

Will you replace rotted plywood?

Yes. Once the old shingles are off, every sheet is checked. Soft, delaminated, or rotted decking is replaced with new plywood; sound decking stays. We photograph what we find and tell you before proceeding. Older homes with spaced plank decking sometimes need plywood over the planks so the new shingles have consistent nailing.

Can you add skylights during the replacement?

Yes, and a replacement is the best time to do it. The framing, flashing kit, and underlayment are integrated into the new roof rather than cut into an existing one. We also install roof hatches and build roof decks. Tell us during the estimate so the layout and flashing are planned from the start.
