Roofing in Essex County

Most Essex County homes built before 1950 have been reroofed several times, and many carry multiple shingle layers over plank decking. On the steep, dormered roofs of Montclair and West Orange, flashing at valleys, dormers and chimneys is the usual leak source. On the compact lots of Bloomfield and Nutley, rear shed dormers, flat additions and chimneys near the eave are the weak points. Livingston's mid-century splits and ranches have shallow sections that were shingled when they needed membrane.

Commercial and multifamily roofing in Essex County is largely flat: Bloomfield Avenue and the other main corridors, Route 10 in Livingston, and the apartment buildings throughout the eastern townships. Ponding, drain failures and parapet flashing cause most of those leaks. We repair and replace both shingle and membrane roofs and detail the transitions where a property has both.

Chimney work in Essex County

Essex County's older towns are full of brick chimneys built for coal and oil that now vent gas appliances through oversized clay flues. Condensation damages the tile and mortar from inside, while freeze-thaw cracks crowns and opens joints outside. The tall multi-flue chimneys on large older homes in Montclair and West Orange and the simpler single stacks on Bloomfield, Nutley and Livingston homes share these problems in different proportions.

We inspect, repoint, rebuild, reline, cap, crown, flash, waterproof and clean chimneys across the county. On the Watchung ridges, spalling on the weather face of exposed chimneys is common. What we see most often in Essex County

Steep, complex roofs on pre-war homes

Montclair, West Orange, Glen Ridge and the Oranges have large late-1800s to 1930s homes with multiple dormers, valleys and chimneys. Leaks there are usually detail failures rather than shingle failures, and lasting repairs have to address the flashing properly rather than seal over it.

Ridge exposure on the Watchungs

Homes along the First and Second Watchung ridges take westerly wind and wind-driven rain head-on. Lifted shingles, torn ridge caps and spalled chimney brick on the weather face are more common there than in the lowland towns closer to the Passaic.

Oversized flues after fuel conversions

Most pre-1960 Essex County chimneys were built for coal or oil and now serve gas furnaces and water heaters. The cooler, wetter exhaust condenses in a large clay flue and erodes it from inside. A correctly sized stainless steel liner protects the chimney and restores proper draft.

Shade, debris and ice dams

The county's mature tree canopy keeps roofs damp, feeds moss, clogs valleys and gutters and causes ice dams on shaded north slopes in cold stretches. Homes under heavy canopy need debris cleared and ventilation that lets the roof dry.

Do you work on slate roofs in Montclair and the older towns?

We assess slate, replace or resecure individual slates where practical and repair the flashing and valleys that cause most slate roof leaks. Asset specializes in shingle and flat roofing, not slate installation. If a slate roof needs extensive work, we say so and explain the options, including a slate specialist or conversion.

Do you handle commercial flat roofs?

Yes. We repair and replace single-ply membrane and built-up roofs on commercial, multifamily and industrial buildings across Essex County, including drainage corrections, parapet flashing, rooftop equipment curbs and roof hatches. Owners and property managers get photos and a written scope.
