Roof Replacement: what to know

A roof replacement is one of the larger decisions a homeowner makes, and it should not be rushed into by a contractor who looked at the roof for five minutes. Some roofs with a few leaks have years left in them. Others look acceptable from the driveway but have soft decking, three layers of old shingles, and underlayment that turned to dust long ago. The difference matters, and it takes a real inspection to tell them apart.

Asset Roofing & Chimney replaces asphalt shingle roofs and flat roofs on homes and commercial buildings throughout Bergen County and North New Jersey. Our crews strip the old material down to the deck, replace plywood that has rotted or delaminated, install ice-and-water barrier along eaves and valleys, and finish with new flashing, ventilation, and the roofing system you selected. Skylights, roof hatches, and roof decks can be built into the same project.

Older housing stock in many North Jersey towns means roofs that were layered over instead of replaced, chimneys that were never flashed correctly, and attic ventilation that was an afterthought. We address those conditions as part of the replacement rather than roofing over them. Call (201) 727-3113 or request a free estimate and you will get a written scope detailed enough to compare line by line.

Common Problems

Signs you may need roof replacement

Shingles Curling, Cracking, or Going Bald

When shingles curl at the edges, crack across the surface, or lose most of their granules, the asphalt has dried out. Individual replacements no longer help because the surrounding shingles are in the same condition and will fail next.

Leaks in More Than One Place

A single leak points to a single defect. Leaks in the bedroom, the hallway, and over the garage point to a roof system that has reached the end. Chasing each one separately costs more over time than addressing the whole surface.

Multiple Layers of Old Roofing

Many older North Jersey homes carry two or even three layers of shingles. Extra layers trap heat, hide rotten decking, add weight the framing was not designed for, and make any repair unreliable because new shingles cannot lie flat.

Sagging Lines or Soft Spots

A ridge that dips or a roof plane that feels spongy underfoot means the decking or framing has been wet long enough to weaken. This is structural, and it is only correctable once the roofing is removed and the plywood is exposed.

Repairs That Will Not Hold

If you have paid for repairs in consecutive years and the leaks keep moving, the roof is telling you something. Patches on a worn-out surface do not bond well and often create new weak spots along their edges.

Our Process

How roof replacement works with Asset

  1. 01

    Inspection and Measurements

We measure the roof, check the attic, probe the decking, and look at every penetration and flashing detail. This is where we find out whether you need a replacement at all.

  2. 02

    Scope and Material Selection

You receive a free written scope that lists each component. We go over shingle or membrane options, ventilation, and any extras like skylights so there are no open questions.

  3. 03

    Tear-Off and Installation

The old roof comes off, decking is repaired, and the new system goes on in sequence: barrier, underlayment, flashing, roofing, and ridge. We protect the property while we work.

  4. 04

    Final Inspection and Cleanup

We inspect our own work, walk the finished roof with you if you want to see it, and leave the property clean. You get photos of the stages you could not watch from the ground.

Honest Guidance

Repair or Replace?

Hold off on replacement if

  • The problem is isolated: one valley, one flashing detail, a few shingles
  • The roof is in the first half of its expected lifespan
  • The decking is dry and the attic shows no widespread staining
  • You plan to sell soon and a documented repair will satisfy a buyer's inspector
About our repair service

Replacement is the better investment if

  • There are already two or more layers on the roof
  • Granule loss, curling, or cracking covers large sections
  • Decking is soft or the roofline sags
  • You are paying for repairs every year and the leaks keep moving
  • You want to add skylights, improve ventilation, or correct flat-roof drainage properly

A replacement estimate from Asset is free and comes with the inspection findings that justify it. If a repair is the right answer, that is what we will recommend.

FAQ

Roof Replacement questions, answered

How long does a roof replacement take?

Most single-family shingle roofs are torn off and reroofed in one to three days depending on size, pitch, the number of layers coming off, and how much decking needs replacing. Flat roofs and larger commercial buildings take longer. Weather is the variable we cannot control, and we will not open a roof when rain is on the way. You get a realistic schedule before we start.

What drives the cost of a new roof?

Square footage is the starting point, but pitch, height, and complexity matter just as much. A steep roof with multiple valleys, dormers, and a chimney costs more to roof than a simple gable of the same area. Other factors are the number of layers being removed, how much plywood must be replaced, the shingle or membrane you choose, ventilation upgrades, and extras like skylights. Our estimates are free and itemized.

Do you tear off the old roof or install over it?

We tear off. Installing over an existing layer saves a little money up front but hides rotted decking, prevents proper ice-and-water barrier installation, traps heat that ages the new shingles faster, and makes flashing details unreliable. A clean deck is the only way to know what you are building on.

Will you replace the plywood underneath?

Only where it needs it. Once the old roofing is off we inspect every sheet. Boards that are soft, delaminated, or rotted get replaced; solid decking stays. We tell you what we found and show you photos. Older homes with plank decking sometimes need gaps filled or sheets of plywood added so the new shingles have proper nailing.

Can you replace the chimney flashing at the same time?

Yes, and we recommend it. The chimney is the single most common leak point on a roof, and a replacement is the ideal moment to install new step flashing and counter-flashing cut into the mortar joints. Because Asset also does masonry, we can repoint or repair the chimney crown while the crew is already up there.

What time of year is best for roof replacement in New Jersey?

Late spring through fall offers the most reliable weather and temperatures that let shingle seal strips bond quickly. That said, roofs are replaced year-round in North Jersey. Cold-weather installs require more care with handling and sealing, and we plan around forecasts. If your roof is failing, waiting for ideal weather is usually the more expensive choice.
