Roof Repair for Glen Rock homes and buildings
A typical Glen Rock roof is a steep shingle roof on a house built between the 1920s and 1950s, often with an addition or dormer added later. The leaks we trace on these houses usually start where old meets new: the joint between an original roof and a rear addition, the cheeks of a shed dormer added for a second-floor bedroom, or step flashing along a wall that was built decades after the main roof.
Tudors and Dutch colonials bring their own features. Steep front gables, eyebrow and gable dormers, the long sweep of a gambrel roof and tall chimneys all depend on flashing that wears out, and on these houses a stain inside can be well away from where water enters. We trace leaks upslope to their source.
Trees add steady wear. Gutters and valleys clog every fall, and branches rubbing a roof slowly scour the granules off the shingles beneath them. We clear what we find and point out where trimming would help.
Glen Rock housing
Glen Rock is almost entirely single-family homes. Much of the housing dates from the 1920s through the 1950s, with Tudors, center-hall and Dutch colonials and Cape Cods common, plus later colonials and split-levels. Many homes have been expanded with rear additions, dormers and second stories. Small commercial buildings with flat roofs cluster near the rail stations and along a few main roads.
Weather & exposure
Mature street trees and backyard trees are the main exposure factor, bringing falling limbs, leaf-packed gutters and shaded, slow-drying north slopes. Glen Rock is inland and sheltered compared with the Palisades towns, so wind is less of a factor than tree debris, ice dams and age. Freeze-thaw cycles work on the brick chimneys found on most of the older houses.
Repair or replace? What we tell Glen Rock homeowners
For most Glen Rock leaks, a targeted repair at the failed detail is the right answer if the field shingles are still flexible. Dormer and addition joints in particular respond well to properly reworked flashing. If the shingles are brittle across the roof, or leaks are appearing at several places, we will tell you replacement is the better value.
If your home still has an original slate roof, we can assess and advise; our specialty is asphalt shingle and flat roofing. Estimates are free and include photographs of what we found.
