Roof Replacement for Hillsdale homes and buildings
Most Hillsdale roof replacements are on post-war homes that have been re-roofed at least once. We strip all layers to the deck, repair damaged sheathing, install ice-and-water barrier at the eaves and valleys, synthetic underlayment and architectural shingles, and replace all flashing. On split-levels and expanded capes, we also correct the junctions and low-slope sections that earlier roofs got wrong.
Replacement is a good time to look at ventilation. Many 1950s and 1960s houses have limited soffit intake, and later additions and finished attics changed how the roof breathes. Improving ventilation helps the new roof last and reduces ice dams on long eaves.
Permits are typically required for a full replacement; check with the borough building department, and we can advise on what is usually needed.
Hillsdale housing
Hillsdale is primarily single-family homes, with the largest share built in the 1950s and 1960s: capes, ranches, split-levels and colonials, many since expanded with dormers, second stories or additions. Older homes are found near the downtown, and small commercial buildings with flat roofs line the main roads near the station.
Weather & exposure
Mature trees shade many lots, dropping leaves into gutters and branches onto roofs in storms. Low-lying areas near Pascack Brook can see high water in heavy storms, and homes near the brook deal with damp ground and humid basements. The post-war housing has many low-pitch roof sections and long eaves, which are prone to ice dams in winter.
When replacement is the right call in Hillsdale
A Hillsdale roof is ready for replacement when shingles are curling, brittle or shedding granules, when there are already two layers, or when leaks recur at several points. We inspect and give you a straight answer.
Architectural asphalt shingles are the standard choice for the main roof, with modified bitumen or single-ply membranes for low-slope areas.
