Roof Replacement for Hawthorne homes and buildings
Many of Hawthorne's capes, colonials and bungalows date from the 1920s through the 1950s, and by now they are often on a second layer of shingles over original board decking. When the shingles are curling and leaking in more than one place, a tear-off and full replacement gives the house a sound roof for decades.
We remove all layers to the deck, replace damaged boards, install ice-and-water shield at eaves and valleys, synthetic underlayment, new flashing at dormers and chimneys, and architectural shingles. Ventilation gets particular attention on capes, where finished upstairs rooms make airflow tricky. Flat roofs on commercial buildings get a new EPDM, modified bitumen or TPO system.
Most Hawthorne lots have a driveway that can take a dumpster, but we still plan around detached garages, fences and neighbors close by. Permits are often required for full replacements, and we can advise on what typically applies.
Hawthorne housing
Hawthorne is dominated by single-family homes from the 1920s through the 1960s: capes, colonials, bungalows and later ranches and split-levels on modest suburban lots, many with detached garages and brick chimneys. Some two-family homes and garden apartments are mixed in. Flat-roofed commercial buildings line the main shopping streets, and older industrial and warehouse buildings sit near the river.
Weather & exposure
Most of Hawthorne is gently rolling, with lower ground along the Passaic River and Goffle Brook. Mature street trees shade many blocks and fill gutters each fall. Nor'easters and summer thunderstorms bring wind-driven rain, and freeze-thaw winters work on shingles, flashing and the brick chimneys found on most older homes.
When replacement is the right call in Hawthorne
Replace when the roof is failing across all slopes, when there are already two layers, or when repairs keep chasing new leaks. Architectural asphalt shingles are the standard choice for Hawthorne homes. For flat commercial roofs, the choice between EPDM, modified bitumen and TPO depends on foot traffic, equipment and drainage.
It is also a good time to replace the garage roof, add or replace skylights, and address chimney repairs so the new flashing goes into sound masonry. Most residential replacements take a few days, weather permitting.
