Roof Repair for Dumont homes and buildings
A lot of Dumont roof leaks happen where something was added. A rear addition with a low-slope roof tied into the main roof, a dormer cut into a cape, a second story added to a ranch: each of these created a junction between old and new framing and roofing, and those junctions are where water gets in, often years after the work was done.
Low-slope sections over additions are especially vulnerable when they were shingled at a pitch too shallow for shingles. On the original roofs, cracked vent boots, worn flashing at chimneys and clogged gutters are the common issues.
We find where water is actually entering, repair the failed detail and check the chimney. Since we do both roofing and masonry, we can fix whatever turns out to be the cause.
Dumont housing
Dumont is mostly single-family, with homes built from the 1920s through the 1960s on small lots. Ranches, capes and colonials dominate, with some older bungalows and foursquares. Many homes have been expanded with rear additions, dormers or second stories, which often added low-slope roof sections tied into the original roof. Commercial buildings with flat roofs line the main roads.
Weather & exposure
Dumont is inland and fairly level. Street trees and backyard trees shade many roofs and fill gutters each fall, and closely spaced houses mean limited sun on some slopes. Wind-driven rain from nor'easters tests the joints where additions meet the original house. Winters bring freeze-thaw on chimneys and ice dams on poorly ventilated roofs.
Repair or replace? What we tell Dumont homeowners
If your Dumont roof leaks at an addition, dormer or vent and the shingles elsewhere are sound, repair is the right approach. If an addition roof was shingled at too low a pitch, converting that section to a membrane is usually the lasting fix.
If shingles are brittle and granules are washing off across the roof, it is time to consider replacement. Estimates are free and include photos.
