Chimney Repair for Edgewater chimneys
Edgewater has two very different kinds of chimney. Many newer townhouses and condominiums have factory-built fireplaces vented through a framed chase that is sided like the rest of the building and capped with a metal chase cover. The older homes on the slope have traditional brick chimneys built for coal or oil, many now venting gas appliances.
Chase covers are the weak point on the newer buildings. In the damp, windy riverfront air, galvanized covers rust, hold water and leak into the chase, and storm caps loosen. On the older brick chimneys, the usual problems are cracked crowns, eroded mortar, failed liners and old flashing.
We inspect, clean, reline, rebuild crowns, install caps and stainless chase covers, repoint, waterproof and reflash, so we can handle both types.
Edgewater housing
Edgewater has a mix unusual for Bergen County. Along the river, much of the housing is newer: mid-rise and high-rise condominium and apartment buildings and townhouse communities, many with flat roofs, roof decks and framed fireplace chases. On the slope below the Palisades, older single-family and two-family homes from the first half of the twentieth century sit on small lots. Retail and commercial buildings with large flat roofs line the riverfront corridor.
Weather & exposure
Edgewater faces the Hudson directly, so wind, wind-driven rain and moist river air reach its buildings with nothing in between. Gusts during nor'easters and summer storms stress roof edges, rooftop equipment and caps, and the damp air speeds corrosion of exposed metal flashing, fasteners and chase covers. Low-lying blocks along the river are subject to storm flooding, while homes on the slope deal with runoff from the cliff above.
Repair, repoint or rebuild in Edgewater
If your Edgewater townhouse has rust stains on the chase siding, water near the fireplace or a cover you can see is rusted, have the chase inspected. On older homes, cracked crowns, missing caps, loose mortar and staining are the signs to watch for.
Most problems are repairable with a new chase cover, cap, crown, repointing or liner. Estimates are free and include photos.
