Chimney Repair for Fairview chimneys
Fairview's chimneys are mostly brick and mostly as old as the houses they serve. On two-family homes they are commonly multi-flue chimneys venting two furnaces or boilers, and many were never relined when those systems were converted from oil to gas. On attached houses, chimneys sometimes sit on or near the shared wall, which complicates both access and flashing.
The common findings are cracked crowns, missing caps, deteriorated clay liners and mortar joints washed out by years of rain and freeze-thaw. Chimneys on short flat-roof buildings are often low and close to the roof surface, so splashing water and snow sitting against the base keep the lower courses of brick wet.
We inspect, clean, reline, rebuild crowns, install caps, repoint and waterproof, and we handle the flashing ourselves so the roof and chimney are fixed together.
Fairview housing
Fairview has a dense, mostly older housing stock. Two-family homes on narrow lots are the most common building type, many with flat or shallow-pitched roofs, mixed with attached and semi-attached houses, small walk-up apartment buildings and single-family homes with pitched shingle roofs. Commercial and mixed-use buildings line the main roads, and newer multifamily buildings have replaced some older houses in recent years.
Weather & exposure
Fairview's streets slope west off the Palisades, so homes near the top of the ridge get more wind and the lower blocks look out across the Meadowlands, where storms from the west and southwest have open ground to cross. Buildings are close together, so roofs often drain toward a neighbor or share a wall, and the many flat roofs collect water after heavy summer rain. Freeze-thaw is hard on the borough's old parapets and chimneys.
Repair, repoint or rebuild in Fairview
If your Fairview chimney has a cracked crown, missing cap, loose brick or white staining, have it inspected before the heating season. Most problems are repairable with a new crown, cap, repointing and waterproofing. If brick above the roofline is badly deteriorated, a partial rebuild may be needed.
If your heating system was converted to gas and the chimney has never been relined, ask us to check it. An unsuitable flue is both a maintenance and a safety concern. Estimates are free.
