Roof Replacement for Lyndhurst homes and buildings
Replacing the roof on an older Lyndhurst house is a full tear-off to the deck, repair of the board sheathing these houses usually have, ice-and-water barrier at the eaves and valleys, synthetic underlayment, new flashing at the chimney and every wall, and architectural asphalt shingles. On many homes, the replacement is also the right moment to deal with the low porch or addition roofs, which should get a low-slope membrane rather than shingles laid at a pitch too shallow for them.
The practical challenge on the residential side is space. Narrow driveways, tight side yards and houses close to the property line mean material staging and debris removal must be planned carefully, and the neighboring house needs protection during the tear-off. We plan the job around that before we start.
For the commercial buildings in the Meadowlands district, replacement means removing the existing roof system, assessing the deck and insulation, and installing a modern single-ply or modified bitumen system. Permits are typically required for a full replacement; check with the township building department, and we can advise on what is usually needed.
Lyndhurst housing
Western Lyndhurst is built up with closely spaced single-family and two-family homes, a large share dating from the early 1900s through the 1950s. Most are frame houses with pitched asphalt shingle roofs, front porches, rear additions and brick chimneys, mixed with some later infill and small apartment buildings. Commercial and mixed-use buildings line Ridge Road and Stuyvesant Avenue, and the Meadowlands portion of the township holds office, warehouse and light-industrial buildings with large flat roofs.
Weather & exposure
Lyndhurst sits between the Passaic River on the west and the open Meadowlands on the east. The marshland does little to slow wind coming across from the east, so commercial roofs on the Meadowlands side and houses on higher ground near Ridge Road see more gusts than sheltered inland blocks. Low-lying areas near the river and the marshes deal with flooding and persistent dampness, and that humid air, combined with winter freeze-thaw, works steadily on older masonry.
When replacement is the right call in Lyndhurst
A Lyndhurst shingle roof is ready for replacement when shingles are brittle and losing granules everywhere, when leaks appear in more than one place, or when there are already two layers. A porch roof can be replaced on its own if the main roof is sound. We inspect, photograph and tell you which parts of the house actually need work.
For commercial roofs, a core sample or moisture survey of the insulation is often what decides between repair and replacement. We explain the findings and the options for single-ply and modified bitumen systems in plain terms.
