Roof Repair for Rutherford homes and buildings
Rutherford's Victorians and Queen Annes have some of the most complex roofs in southern Bergen: steep main roofs, turrets, cross gables, dormers, porch roofs and built-in gutters. Leaks on these houses rarely come from the middle of a roof plane. They come from valleys, wall flashing, the junctions where porches and turrets meet the main roof, and from built-in gutters whose linings have failed.
Later colonials and capes have simpler roofs and more conventional repairs: wind-lifted shingles, chimney flashing and pipe boots. On Park Avenue and the borough's garden apartments, flat roofs need seam, drain and parapet work.
We trace leaks carefully on the older houses, repair with materials and details that suit them, and handle the chimney when that is the source.
Rutherford housing
Rutherford has a large stock of older homes. Many date from the late 1800s through the 1930s: Victorians, Queen Annes, colonial revivals, foursquares and Tudors with steep roofs, turrets, dormers, porches and multiple chimneys. Later neighbourhoods have colonials, capes and two-family homes. Garden apartments and mixed-use buildings with flat roofs are found near Park Avenue and the main roads.
Weather & exposure
The eastern side of the borough faces the open Meadowlands, where wind travels across flat marshland. Mature street trees are everywhere, dropping leaves and limbs. The older homes' complex rooflines collect debris and concentrate water at valleys and walls, and their tall masonry chimneys take full exposure to wind and freeze-thaw.
Repair or replace? What we tell Rutherford homeowners
On an older Rutherford house, a well-executed repair to a valley, gutter or flashing detail can keep a sound roof going for years. If the shingles are brittle across the roof, or if a slate or other specialty roof is failing broadly, we will say so. For slate, cedar or metal, we can assess and advise, with shingle and flat roofing as our specialty.
For flat roofs, localized repairs work when the membrane is generally sound. You get photos and a written estimate either way.
