Chimney Repair for Caldwell chimneys
Caldwell's early 20th-century homes have brick chimneys built for coal and later oil heat, and many also serve a fireplace. On foursquares the chimney often rises through the middle of a hipped roof, while on bungalows and Victorians it may run up an exterior side wall. Both types have been through a century of freeze-thaw and most now vent gas appliances.
We repair chimneys across Caldwell: repointing, crown replacement, caps, flashing, stainless steel liners, rebuilding of deteriorated upper sections, waterproofing and cleaning. On downtown buildings, we also inspect and repair the masonry chimneys and flues that rise through flat roofs and parapets.
Exterior side-wall chimneys on older homes lose more heat and take more weather on three exposed faces, which speeds up mortar erosion and condensation in the flue. We look at the whole chimney, not just the part above the roof, and show you photos before recommending any work.
Caldwell housing
Caldwell's housing is older than that of most of its western Essex neighbors. Many homes date from the early 1900s through the 1930s: foursquares with hipped roofs, colonials, Victorians with porches and turrets, and bungalows with low, broad roofs and front dormers. Post-war capes and colonials fill in some streets. Downtown Bloomfield Avenue has two- and three-story commercial and mixed-use buildings with flat roofs and parapets, often with apartments above storefronts.
Weather & exposure
Caldwell sits on gently rolling ground west of the Second Watchung ridge, so it is less wind-exposed than the ridge towns, but nor'easters and summer storms still bring wind-driven rain and falling limbs. Mature street trees shade many roofs and fill gutters. Hipped and porch roofs collect leaves in their valleys, and shaded north slopes are prone to ice at the eaves in cold stretches.
Repair, repoint or rebuild in Caldwell
An inspection of the crown, cap, brick, flashing and flue sets the scope. For most Caldwell chimneys, that is a new crown and cap, repointing of the exposed courses and a liner where gas appliances use the old flue. When the top section is loose or heavily spalled, we rebuild it from the roofline up and match the brick as closely as practical.
If you use the fireplace, have the flue checked before the season starts. If you have converted from oil to gas, confirm how the furnace and water heater vent, because an oversized flue deteriorates quietly from the inside.
