Roof Replacement for Caldwell homes and buildings
A roof replacement on one of Caldwell's early 20th-century homes is a chance to undo decades of patching. Many of these houses carry more than one layer of shingles over plank decking, with flashing at chimneys, dormers and porches that was reused or caulked rather than replaced. Taking everything down to the deck lets us fix all of it at once.
We install architectural asphalt shingles on sloped roofs, including hipped and multi-gabled roofs, and single-ply membrane on flat porch roofs, rear additions and the commercial buildings downtown. For homes that still carry slate, we explain the trade-offs between keeping it, a slate specialist, synthetic slate and quality shingles.
Hipped roofs, porches and turrets take more planning than a simple gable. We measure and plan every hip, valley and wall junction in advance, fabricate new flashing for each and include ventilation that these older attics almost never had.
Caldwell housing
Caldwell's housing is older than that of most of its western Essex neighbors. Many homes date from the early 1900s through the 1930s: foursquares with hipped roofs, colonials, Victorians with porches and turrets, and bungalows with low, broad roofs and front dormers. Post-war capes and colonials fill in some streets. Downtown Bloomfield Avenue has two- and three-story commercial and mixed-use buildings with flat roofs and parapets, often with apartments above storefronts.
Weather & exposure
Caldwell sits on gently rolling ground west of the Second Watchung ridge, so it is less wind-exposed than the ridge towns, but nor'easters and summer storms still bring wind-driven rain and falling limbs. Mature street trees shade many roofs and fill gutters. Hipped and porch roofs collect leaves in their valleys, and shaded north slopes are prone to ice at the eaves in cold stretches.
When replacement is the right call in Caldwell
Replacement is the right call when shingles are curling, cracking or bald, when there are multiple layers, when leaks show up in several places or when the roof has reached the end of a normal service life. If the chimney needs repointing or a new crown, or you want gutters or skylights replaced, plan them with the roof.
For older homes with distinctive rooflines, shingle color and profile matter. Architectural shingles in muted gray, brown and slate-like tones suit foursquares, Victorians and bungalows well. We bring samples and manufacturer specifications so you can see the options against the house.
