Roof Replacement for Harrison homes and buildings
A Harrison roof needs replacement when the low-slope main roof is leaking in several places, the pitched front has curled or brittle shingles, there are multiple layers on the house, or the decking is soft. On older two-families, replacing the main roof, rear section and porch roof together is often the most practical approach.
We tear off to the deck, replace rotted boards, and install the right material for each slope: architectural shingles with ice and water shield on pitched sections, and EPDM, modified bitumen or TPO on low-slope and flat sections, with new flashing at walls, chimneys and transitions. On commercial roofs, we add tapered insulation where it improves drainage. Permits are often required for full replacements; we can advise.
Harrison housing
Harrison's older residential streets are lined with wood-frame two-family houses, many attached or only a few feet apart, with shallow pitched or flat roofs and front porches. Some blocks have brick rowhouses and small apartment buildings. Along the river and near the PATH station, redevelopment has added mid-rise apartment buildings with large flat roofs, while older brick industrial and commercial buildings remain in parts of town.
Weather & exposure
Harrison is low and flat along the Passaic River, with open exposure to wind coming up the river corridor and across the Meadowlands to the east. Humid summers and river moisture feed algae and moss on shaded shingles. Low-slope roofs on older houses pond after heavy rain, and freeze-thaw winters crack coping, crowns and old mortar.
When replacement is the right call in Harrison
For older Harrison two-families, we generally recommend architectural shingles on the pitched sections and EPDM or modified bitumen on low-slope sections. On commercial buildings, EPDM, modified bitumen and TPO are all options, and we explain the tradeoffs for your roof size, drainage and rooftop equipment.
