Chimney Repair for Summit chimneys
Summit's older homes were built with several fireplaces and a heating stack, so tall brick and sometimes stone chimneys with multiple flues are standard. On a hilltop city, those chimneys catch the wind on every side, and the weather face shows it first: spalled brick, open joints and crowns cracked by freeze-thaw.
We repair chimneys throughout Summit: repointing, crown replacement, caps for single and multiple flues, flashing, stainless steel liners, rebuilds of deteriorated upper sections, waterproofing and cleaning. Because many of the city's fireplaces are in regular use, we pay close attention to flue condition and to the mortar joints between clay tiles where deterioration starts.
Chimneys that have been converted from coal or oil to gas heat often vent into flues far too large for the appliance, which causes condensation damage inside the chimney where no one sees it. An inspection of the flue interior is part of every chimney assessment we do.
Summit housing
Summit's housing stock is weighted toward large late-1800s to 1930s Tudors, colonials and shingle-style homes with steep, complex roofs, dormers and tall brick or stone chimneys. Some older houses retain slate or tile. Post-war ranches and splits fill parts of the city, and newer teardown rebuilds appear throughout. Downtown has flat-roofed commercial buildings, and the city's hilltop position puts many homes on sloping lots.
Weather & exposure
Summit's elevation means stronger wind than the lowland towns to its east, and homes on the hillsides take wind-driven rain head-on during nor'easters. Mature trees shade many roofs and drop debris. North-facing slopes form ice dams in cold stretches, and freeze-thaw works hard on the city's older masonry. Steep lots make some roofs difficult to reach and leave tall rear elevations exposed to the weather.
Repair, repoint or rebuild in Summit
An inspection covers the crown, caps, brick, joints, flashing and each flue. Most Summit chimneys need a crown, caps, repointing of the exposed courses and sometimes a liner. When the upper section is loose, leaning or widely spalled, we rebuild from the roofline up with matched brick and a new crown. We give you photos and a written scope and flag what is urgent.
Have fireplace flues inspected and cleaned routinely if you use them, and have any flue venting a gas appliance checked for sizing and condition.
