Chimney Repair for Maywood chimneys
The typical Maywood house has one brick chimney, built with the house for coal or oil heat, with a clay tile liner and often a single flue shared by the furnace or boiler and the water heater. Over the years most of these homes converted to gas, and many have since replaced the furnace again. Each change affects the chimney, and not always in obvious ways.
A common situation is the orphaned water heater. When an older furnace is replaced with a high-efficiency unit that vents through the wall, the water heater is left alone in a flue sized for both appliances. The small, cool exhaust may not draft properly in the oversized flue, and condensation attacks the liner and mortar. A correctly sized liner for the water heater solves it.
On the outside, the usual wear applies: cracked crowns, missing caps, open joints above the roofline and flashing that has been sealed over rather than replaced. We inspect, clean, reline, repoint, rebuild crowns, install caps, waterproof and reflash.
Maywood housing
Maywood is predominantly single-family. Much of the housing stock consists of colonials, Cape Cods and other modest pitched-roof homes built roughly between the 1920s and the 1960s, on regular lots along tree-lined streets, many with detached garages. A small commercial and light-industrial area adds low-slope roofs, and there are a few small apartment and mixed-use buildings.
Weather & exposure
Maywood is inland and fairly sheltered, so wind is a moderate concern compared with the river and Palisades towns. The bigger factors are the mature street trees, which overhang many roofs, fill gutters and shade north slopes, and the age of the houses, which brings freeze-thaw wear on brick chimneys and ice dams on the short eaves of capes. Attics on many of these homes were built with little ventilation.
Repair, repoint or rebuild in Maywood
If you replaced your furnace with a high-efficiency model and the water heater still vents into the chimney, have the flue checked. Also call if you see a cracked crown, no cap, white staining or loose brick. Most of these repairs are completed in a day.
