Chimney Repair for New Milford chimneys
When a New Milford ranch or cape gained a second story, the chimney had to grow with it. A chimney that once cleared a one-story roof needs to rise above the new roof to draft properly, so many were extended with new brick on top of the old. The extension may not match, the joint between old and new masonry is a weak point, and the extended section stands tall and exposed above the roof.
The original post-war chimneys share the usual problems: thin crowns that crack, oil-era flues converted to gas without relining, and flashing that has been caulked rather than replaced. We inspect, clean, reline, repoint, rebuild crowns, install caps, waterproof and reflash, and we look closely at any extended chimney.
New Milford housing
New Milford is largely post-war single-family housing: Cape Cods, ranches, split-levels and colonials from the 1940s through the 1960s, with some older homes. Many houses have been expanded with second-story additions, rear extensions and dormers. Commercial buildings with flat roofs line the main roads, and there are some garden apartments.
Weather & exposure
The Hackensack River runs along the western side of the borough, and low-lying areas near it have a history of flooding in heavy rain. Away from the river, the ground is gently rolling and moderately sheltered. Mature trees planted after the war now shade many roofs and fill gutters each fall. Freeze-thaw and ice dams on cape eaves are the main winter concerns.
Repair, repoint or rebuild in New Milford
If your chimney was extended for an addition, have it inspected, especially if you see cracks at the joint between old and new brick or staining inside near the chimney. Call also if the crown is cracked, the cap is missing or the flue was never relined for gas.
