Roof Repair for Orange homes and buildings
Roof repair on an Orange Victorian is a matter of details: turrets and towers with conical or polygonal roofs, steep gables meeting porch roofs, dormers, decorative trim at the eaves and, on many houses, built-in gutters hidden inside the cornice. When those details fail, water goes into walls and trim long before it shows on a ceiling.
We repair asphalt shingle roofs on Victorians and multifamily homes, flat roofs on apartment buildings, porches and rear additions, and the flashing at chimneys, dormers and towers. Where a house still has slate on a mansard or tower, we can assess and advise and repair the flashing around it.
Many of Orange's large old houses are now two- or three-unit rentals, and many roofs have seen repairs done cheaply over the years. We trace each leak to its actual entry point and give owners photos and a written scope.
Orange housing
Orange's housing is mostly late 1800s to early 1900s: Victorian single-family homes with turrets, steep gables, porches and decorative trim, many now divided into apartments; two- and three-family frame houses on narrow lots; and brick apartment buildings with flat roofs. Some older homes have built-in gutters, mansard or hipped roofs and slate remnants. Former factory and industrial buildings and Main Street commercial blocks carry large flat roofs.
Weather & exposure
Most of Orange is low and fairly flat, with ground rising on its western side toward the Watchung ridge. Street trees shade many older blocks, and close-set houses mean overflowing gutters can soak a neighbor's wall. Freeze-thaw is hard on century-old masonry chimneys, parapets and decorative brickwork, and ice dams form along the deep eaves and built-in gutters of older homes in cold stretches.
Repair or replace? What we tell Orange homeowners
On a Victorian with a reasonably sound roof, repairing the specific detail that is failing is the right approach. Ask the contractor to show you where water is getting in and how the repair will shed it. If shingles are brittle throughout or several details are failing at once, a replacement planned around the house details is better value.
For multifamily properties, prompt repairs protect tenants and the building. Water that reaches top-floor apartments spreads quickly through older plaster and framing. We can also document storm damage with photos and a written assessment for an insurance claim.
