Roof Replacement for Orange homes and buildings
Replacing the roof on one of Orange's Victorian or multifamily houses means planning around the details that give the house its character: towers, steep gables, dormers, porch roofs and decorative eaves. A good replacement keeps the appearance of the house and rebuilds each of those junctions so they shed water.
We install architectural asphalt shingles on pitched roofs and single-ply membrane on flat and low-slope roofs, including apartment buildings, porches, rear additions and the commercial buildings along Main Street. Every replacement includes full tear-off, deck repair, ice and water protection, new flashing and ventilation.
On older homes with built-in gutters or slate on a mansard or tower, we explain the options before the job starts: what can be kept, what needs a specialist and what can be converted. Shingle and flat roofing are our specialty, and we can assess and advise on slate.
Orange housing
Orange's housing is mostly late 1800s to early 1900s: Victorian single-family homes with turrets, steep gables, porches and decorative trim, many now divided into apartments; two- and three-family frame houses on narrow lots; and brick apartment buildings with flat roofs. Some older homes have built-in gutters, mansard or hipped roofs and slate remnants. Former factory and industrial buildings and Main Street commercial blocks carry large flat roofs.
Weather & exposure
Most of Orange is low and fairly flat, with ground rising on its western side toward the Watchung ridge. Street trees shade many older blocks, and close-set houses mean overflowing gutters can soak a neighbor's wall. Freeze-thaw is hard on century-old masonry chimneys, parapets and decorative brickwork, and ice dams form along the deep eaves and built-in gutters of older homes in cold stretches.
When replacement is the right call in Orange
Replacement is warranted when shingles are brittle or curling, there are multiple layers, or leaks appear at several details. On a Victorian, ask how the tower, porch roofs, dormers and gutters will be handled, not just which shingle will be used.
If your chimneys need repointing or rebuilding, schedule that before or during the roof replacement so new flashing is installed against sound masonry.
