Roof Replacement for Raritan homes and buildings
Many Raritan houses are now on their second or third roof, and a replacement typically involves tearing off more than one layer and repairing older plank or early plywood decking. The roofs themselves are usually straightforward gables, but porch roofs, rear additions, a chimney and the siding-to-roof connections need to be redone properly rather than reused.
Asset Roofing & Chimney replaces steep roofs with architectural asphalt shingles and replaces low-slope additions, porch roofs and commercial flat roofs with membrane. On narrow lots we plan the logistics carefully: where the dumpster goes, how materials reach the roof and how the neighboring house and yard are protected.
Raritan housing
Raritan's older neighborhoods are made up largely of early-1900s two-story frame houses, gable-front homes and two-family houses on narrow lots, many with front porches and a single brick chimney. Mid-century capes and ranches fill in other streets, and newer townhouses and apartments have been added. The downtown and the highway corridors carry small commercial buildings and larger flat-roofed commercial and industrial buildings. Steep roofs are almost all asphalt shingle.
Weather & exposure
The borough sits in the Raritan River valley, where the air is humid and low ground near the river has flooded in major storms. Houses close together shade each other's roofs and limit airflow, so roofs and siding dry slowly. Winters are colder than eastern Bergen County, with ice dams on homes with little attic insulation, and summer thunderstorms bring heavy rain that tests gutters and flat-roof drainage.
When replacement is the right call in Raritan
Replacement is warranted when shingles are curling, brittle or losing granules across the roof, when there are multiple layers or when leaks appear in several areas. On a typical Raritan house the work takes one to two days: tear-off, deck repair, ice-and-water membrane at eaves and valleys, synthetic underlayment, new flashing at walls and the chimney, architectural shingles and ridge ventilation.
We talk through logistics during the estimate, including where the dumpster can go and what we need from neighbors if any access is required. For commercial buildings we evaluate the existing membrane and drainage and propose a system that resolves ponding and wet insulation.
