Roof Repair for Oradell homes and buildings
Oradell's Dutch colonials present a roof shape most towns see far less of. A gambrel roof has a steep lower slope and a shallow upper slope, and the break line where the two meet is a vulnerable spot: shingles bend over the transition, flashing at the break is easy to get wrong, and the shallow upper slope holds snow and debris. Long shed dormers across the lower slope add more sidewall flashing.
Tudors bring very steep pitches and complicated intersections that concentrate water into a few valleys, and the colonials and capes have the usual dormer, valley and chimney details. Trees overhang most of these roofs, filling gutters and valleys every fall.
Many leaks on pre-war houses trace back to the chimney flashing or a crown that lets water run down inside the stack, so we check the masonry along with the roofing on every inspection.
Oradell housing
Oradell has a substantial share of pre-war single-family homes, including colonials, Tudors and Dutch colonials with gambrel roofs, many with brick chimneys and fireplaces. Post-war capes, ranches and split-levels fill later neighborhoods. Mixed-use and commercial buildings with low-slope roofs are concentrated in the small downtown.
Weather & exposure
The Hackensack River and the reservoir run through the borough, and low-lying areas near the river can see flooding in heavy storms. Mature trees shade most residential streets, filling gutters and valleys and keeping north slopes damp. Steep Tudor roofs and gambrel roofs shed snow differently from ordinary gables, and freeze-thaw cycles are hard on the older brick chimneys.
Repair or replace? What we tell Oradell homeowners
On an Oradell gambrel or Tudor, a leak at a break line, valley or dormer is usually a repair if the shingles are still flexible. These roof shapes reward careful detail work. If shingles are brittle across the roof, replacement is the better answer, and we will say so.
After storm damage, we photograph and document it for an insurance claim if you choose to file one. Estimates are free.
